PUBLIC NOTICE

NOTICE OF APPLICATION FOR DECREE

TO ALL PERSONS INTERESTED IN THE ESTATE OF RICHARD W. CUNNINGHAM, DECEASED:
On June 25, 2020, Gage O. Cunningham, Nicholas C. Cunningham and Douglas W. Cunningham, filed in the office of the Clerk of the District Court of Goshen County, Wyoming, an application for a decree establishing the right and title to the property of the estate of Richard W. Cunningham, deceased, to-wit:

REAL PROPERTY:  
A tract of land situated in the Southwest Quarter of the Southwest Quarter (SW1/4SW1/4) of Section Thirty-one (31), Township Twenty-five (25) North, Range Sixty-one (61) West of the 6th p.m., described as follows, to-wit:

Beginning at a point which is situated on the South line of said SW1/4SW1/4 of said Section 31, a distance of 198 feet East of the Southwest corner of said SW1/4SW1/4 of said Section 31; running thence North parallel with the West line of said SW1/4SW1/4 of said Section 31 to the North line thereof; thence running East on the North line thereof a distance of 165 feet to a point on said North line; thence running South to the South line thereof, and thence running West along said South line a distance of 165 feet to the point of beginning; EXCEPTING therefrom a tract of land conveyed to Kate Rogers by Warranty Deed dated March 7, 1961, and recorded on March 27, 1961, in Book 264 at Page 49 in the office of the County Clerk and Ex-Officio Register of Deeds of Goshen County, Wyoming, which tract of land is situated in the SW1/4SW1/4 Section 31, Township 25 North, Range 61 West of the 6th P.M., described as follows:

Beginning at a point which is situated on the South line of said SW1/4SW1/4 of said Section 31, a distance of 303 feet East of the Southwest corner of said SW1/4SW1/4 of said Section 31; running thence North parallel to and with the West line of said Section 31, a distance of 200 feet to a point; run thence East parallel to and with the South line of said Section 31, a distance of 60 feet to a point; run thence South parallel to and with the West line of said Section 31, to the South line of said Section 31, a distance of 200 feet; run thence West along the South line of said Section 31 a distance of 60 feet to the point of beginning.

Together with all improvements and water rights thereon or appertaining thereto;

EXCEPTING therefrom the North 268 feet of a certain tract of land located in the SW1/4SW1/4 of Section 31 conveyed to Ralph M. Eaton and Elsie M. Eaton, husband and wife, as an estate by entireties by Warranty Deed dated October 12, 1982, and recorded on October 12, 1982, in Book 440 at Page 349 in the office of the County Clerk and Ex-Officio Register of Deeds of Goshen County, Wyoming.

which estate does not exceed $200,000.00 in value.
    
Said application is set for hearing on August 13, 2020, at 8:30 a.m., at the District Courtroom, Goshen County Courthouse, in Torrington, Wyoming, when and where any party shall come forward who has objections to the prayer of said application to vest and set over the right and title to the property pursuant to the intestate laws of the State of Wyoming.
