Default having occurred and all prerequisites to foreclosure having been met, notice is hereby given that the mortgage given by Helena Anne Samson, formerly Helena Anne Collea, mortgagor, in favor of Frank J. Jones, P.C., mortgagee, dated May 10,2013, recorded November, 27,2013, in Book 862, Page 162, in the Office of the Clerk of Goshen County, Wyoming, given to secure payment of a note in the original amount of Eight Thousand Two Hundred Forty Two and 05/100 ($8,242.05). The amount due as of January 20, 2020, is Fourteen Thousand Three Hundred Forty One and 43/100 ($14,341.43), plus accruing interest, fees and costs. Said mortgage contains a power of sale which by reason of default the owner of the Note of Mortgage declares to have become operative and no suit or proceeding has been instituted at law to recover the debt secured by the mortgage or any part thereof, nor has any such suit or proceeding been instituted and the same discontinued. Written notice of intent to foreclose the Mortgage by advertisement and sale has been served upon the record owner and the party in possession of the mortgaged premises at least ten days prior to the commencement of this publication. The property being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale and any prospective purchaser should research the status of title before submitting a bid.
Therefore, said mortgage will be foreclosed by sale of the real property described as:

A tract of land in the SW!4 of Section 25, Township 25 North, Range 64 West of the 6th P.M., more particularly described as follows:

Commencing at the SW comer of Section 25; thence East along the South boundary and parallel with the county road a distance of 625 feet; thence North parallel with the west boundary a distance of 1300 feet; thence West parallel with the South boundary a distance of 625 feet to a point on the West boundary line of Section 25, thence South along the West boundary line a distance of 1300 feet to the point of beginning,

which has the address of 1592 Deer Creek Road, Fort Laramie, Wyoming 82212, to be  sold by public auction by the Sheriff to the highest bidder, for cash, at 10:00 a.m. on the 28th day of February, 2020, at the front door of the Goshen County Courthouse, Torrington, Wyoming. The sale will take place only if a representative of the Mortgage or its agent, is present.
